What GOCO Were Asked To Do

Having worked in the industry for several years, we have completed hundreds of projects for clients experiencing problems with their roofing system. As one of the most exposed areas of a commercial property, roofing is continuously exposed to varying conditions, which means that they are prone to significantly more damage.

In this instance, we were contacted by a client whose premise was equipped with an asphalt roof, which remains one of the most popular system types. Although asphalt roofs are an excellent option for commercial buildings, they are known for becoming damaged with age. Not only does the material start to lose elasticity, but the edges can begin to curl, which makes the property susceptible to leaks. The problem this particular client was experiencing was that their roof was no longer able to keep the building warm, meaning that it required a new system to be installed on top to provide adequate protection against elements.

Preparation & Project Scope

After visiting the premise for an initial site survey, our GOCO Services operatives concluded that the roofing would be best suited to a new three-layer torch-on system. Torch-on roofing is ideal for flat roof systems and involves layers of felt being melt-welded onto the surface. It comes alongside one of the quickest application times and is fantastic in the UK because it can be installed in all weather conditions.

During the installation process, an open-flame propane torch is used to adhere sheets of bitumen to the surface of the roof. The bitumen comes in rolls, which is heated as it is rolled, making it straightforward to apply. For this project, we opted for installing an initial vapor barrier, before adding a layer of insulation, which would solve the client’s initial problem. The system was then complete with a 2mm torch-on underlay followed by a 3mm torch-on cap sheet, making it a three-layer solution. Once all layers have been installed and they reach the correct temperature, they will then melt together, which will seal the new roofing system. This comes alongside a 15-year guarantee for peace of mind.

To ensure that we could safely access the roof, our operatives used a scissor lift. They also fitted a handrail around the roof, which would provide additional protection while the project was being carried out.
